Why would a seller agree to pay for a Buyers
Agent?
There are several reasons. First, many sellers are aware that buyers prefer
to have their own agent and they often expect it. Second, some are aware
of the many details that can derail a transaction and know that a good Buyers
Agent wont let that happen. Finally, if their bottom line is being
met the sellers may not object to paying the fee to accomplish their objectives
in a timely fashion.
What happens if the Seller refuses to pay or to
have an agent involved?
This does happen from time to time and you as the Buyer may have a difficult
choice to make. You can pay the commission yourself at closing (possibly
financed into the loan) and still receive full representation. If the sellers
do not want an agent involved or if you choose not to pay the commission,
then you have the option of paying a fee for services already provided.
