What do I do if I see a For Sale by Owner (FSBO) property that I’m interested in?

Can I still get Buyer Agent representation if I want a FSBO property?

Yes! JoEllen will gladly represent you if you decide to buy a FSBO property. In fact, she highly recommends having a Buyer’s Agent in this situation to avoid the common pitfalls in FSBO transactions.


Who pays the commission?

The issue of commission can be easily resolved with the seller or could prove to be a stumbling block. Regardless, JoEllen will use her best negotiating skills to persuade the seller to pay the usual and customary fees.

Why would a seller agree to pay for a Buyer’s Agent?
There are several reasons. First, many sellers are aware that buyers prefer to have their own agent and they often expect it. Second, some are aware of the many details that can derail a transaction and know that a good Buyer’s Agent won’t let that happen. Finally, if their bottom line is being met the sellers may not object to paying the fee to accomplish their objectives in a timely fashion.

What happens if the Seller refuses to pay or to have an agent involved?
This does happen from time to time and you as the Buyer may have a difficult choice to make. You can pay the commission yourself at closing (possibly financed into the loan) and still receive full representation. If the sellers do not want an agent involved or if you choose not to pay the commission, then you have the option of paying a fee for services already provided. JoEllen would step out of the process prior to the offer being made, but will give you referrals such as attorneys and inspectors as needed to help you close the deal.
